Delivering Mechanical Infrastructure at Scale

Insights from complex mixed-use developments.

· 2 min read

Shopping malls, office towers and mixed-use developments combine very different spaces under one roof: retail units, food courts, car parks, offices, hotels and plant rooms, each with its own loads, schedules and fire strategy. Delivering mechanical works at this scale is as much about organisation as it is about engineering.

Plan the logistics early

Large projects are won or lost on material flow. Delivery schedules, laydown areas, hoisting and vertical transport for ductwork, pipes and heavy equipment must be agreed with the main contractor before the first floor is ready for installation.

Coordinate in three dimensions

Ceiling voids in commercial buildings are crowded. Coordinated shop drawings and BIM models agree routes for ducts, pipes, cable trays and sprinklers before fabrication, and builders' work drawings fix every opening in slabs and walls in time for the structure.

Prefabricate where it pays

Pump skids, riser modules and pre-assembled plant room components can be built and tested off site, reducing site labour, improving quality and shortening the programme in congested areas.

Hand over in phases

Many developments open in stages, with tenants fitting out while other areas are still under construction. Phased testing, commissioning and handover need clear system boundaries, temporary arrangements and a commissioning plan that follows the opening sequence.

Manage information

On large projects, the drawings, submittals, test records and as-built documentation run into thousands of documents. A structured approach from day one means the operator receives complete, searchable information at handover.

What makes the difference

Experienced site leadership, early coordination and disciplined quality control allow complex developments to open on time with systems that work. These principles guide TERMA's work on commercial projects such as the Zumurrud Shopping Mall in Tripoli and office developments in Türkiye.
