Quality & Safety
Testing & Commissioning
TERMA applies a systematic testing and commissioning process to verify that all systems operate safely, efficiently, and in accordance with project requirements.
Performance Verification
Overview
Commissioning proves that systems work together, not just that equipment starts. TERMA plans testing and commissioning from the beginning of the project, so test points, access and documentation are in place by the time systems are ready.
Static tests, start-up, testing, adjusting and balancing, and functional performance tests follow a defined sequence, ending with integrated tests of HVAC, fire protection and building automation under real operating conditions.
Capabilities
HVAC Commissioning
Start-up and performance verification of chillers, boilers, air handling units and terminal units.
Hydronic System Testing
Pressure testing, flushing, chemical treatment and flow verification of water systems.
TAB (Testing, Adjusting & Balancing)
Air and water flows measured and adjusted to design values at every terminal.
Fire Protection Testing
Hydrostatic, flow, alarm and fire pump acceptance tests in line with NFPA.
Integrated System Verification
HVAC, fire alarm, smoke control and BAS tested working together.
Functional Performance Testing
Every sequence of operation tested, including failure and recovery scenarios.
Our commissioning sequence
- 01
Pre-functional checks
Installation checklists completed for each piece of equipment.
- 02
Start-up
Equipment started with manufacturers and verified against data.
- 03
Balancing
Air and water systems balanced to design flows.
- 04
Functional & integrated tests
Sequences and system interfaces proven before handover.
